Minnesota roofs take a beating. Ice dams in February, hail in June, and freeze-thaw cycles the rest of the year. Most roof problems announce themselves quietly long before a ceiling stain appears: granules collecting at the downspout, shingles curling at the edges, flashing pulling away from a chimney. Catching those early is usually the difference between a repair and a replacement.

How a Minnesota roof actually fails

Roofs here fail in a predictable sequence, and you can usually tell where a roof sits on it by walking the yard and looking up.

The shingle surface goes first. Sun drives the asphalt out of the mat, granules loosen, and you find them in the gutters. A little loss on a new roof is normal shedding. Steady loss on an older roof means the mat is losing its protection.

Then the edges and details. Shingles curl at the corners because the mat has dried out and shrunk. Flashing at chimneys and sidewalls loosens as metal and masonry move against each other through years of expansion and contraction. Valleys wear first because that is where the most water travels.

Ice dams are less about the roof than what is under it. Heat escaping into the attic melts snow high on the slope, the water runs down to the cold overhang and refreezes into a ridge. Water backs up behind it and gets under shingles never designed to hold back standing water.

Hail and wind are the exception. They can end a roof in one afternoon regardless of age. But most roofs we look at are not storm casualties. They are old, and they are saying so quietly.

Repair or replace: how to tell

The honest test is whether the problem is local or general. A roof with one bad valley, lifted chimney flashing, or a dozen shingles blown off a windward slope has a local problem. Fix it and the rest of the roof keeps working.

A roof losing granules across every slope, curling in more than one place, and leaking in two unrelated spots has a general problem. Patching means paying for scaffolding and labor over and over to chase a failure already everywhere.

Age matters less than people expect. We have seen twenty-year-old roofs on shaded north slopes with life left, and roofs half that age on a hot south exposure with no attic ventilation that were finished.

A repair genuinely buys years when the field is sound and the failure is at a detail. Flashing, valleys, boots around plumbing vents and a few rows of shingles are repairable without touching the rest. If that is what you have, we will say so, and say plainly whether we think it holds another several winters.

There is a third answer: the roof is fine and you can wait a season. If we find nothing but normal wear, we will tell you. One more year out of a roof you were told to replace is worth something.

What a tear-off and reroof involves

A reroof starts with removing everything down to the deck. Layering new shingles over old is sometimes allowed, but it hides the deck, adds weight, and gives new shingles an uneven surface. Tearing off is the only way to see what you are working with.

Then the deck gets inspected. Soft spots, rot around chimneys and valleys, and delaminated sheathing show up and get replaced. This is where surprises surface, so we walk the deck with you before anything new goes down.

Next, water protection: ice and water membrane along the eaves and in the valleys, underlayment across the field, drip edge at the perimeter, and new flashing at every penetration and wall intersection. Flashing is where most roofs leak, and reusing old flashing on a full reroof is a poor trade.

Shingles go on last, eaves upward, with ridge venting and ridge cap to finish. Cleanup covers the ground and the gutters, including a magnet pass for nails, which matter more than people think when you have a lawn mower and bare feet in July.

Weather sets the schedule. Asphalt shingles need enough warmth for the sealant strips to bond, and we will not open a roof with weather moving in. We do not promise a date until we can see the forecast covering it.

Ventilation and insulation decide roof life

The attic underneath determines how long the roof lasts. A properly vented attic in winter is close to the outdoor temperature. That sounds wrong to people until they understand what warm attics do.

Warm air rising into the attic melts the snowpack on the upper slope while the eaves stay frozen. That is the whole mechanism behind ice dams, and why heat cable and chipping ice treat the symptom every February without fixing the cause.

A working system needs intake and exhaust in balance. Soffit vents let cold air in at the eaves, ridge or roof vents let it out at the top, and air moves continuously between them. The most common failure we find is blocked intake, usually insulation pushed into the soffits.

Insulation matters just as much, because ventilation cannot keep up with heat that should never have entered. Gaps around light fixtures, bath fan housings, chimney chases and the attic hatch leak warm household air upward all winter. Sealing those is usually cheaper than anything else here and does more for the roof than most repairs.

Two limits. Bath and dryer vents terminating in the attic need correcting, and if a chimney liner or gas appliance vent is involved, that work belongs to a licensed specialist, not to us. The same goes for anything structural in the roof framing.

  • Look up in the attic on a cold day. Frost on the underside of the deck means warm, moist air is getting in.
  • Check that soffit vents are open and not packed with insulation.
  • Ice at the eaves every winter is a ventilation and air-sealing problem, not a shingle problem.

Shingles and what matters in cold weather

Most homes here get architectural asphalt shingles. They are thicker than old three-tab, they lay flatter, they hold up better to wind, and they cost less to install and maintain than metal or tile. For a typical Twin Cities house, the shingle is rarely the interesting decision.

What matters more is how it handles temperature swing and how well the details around it were done. Asphalt stiffens in deep cold, which is why sealant strips need warm weather to bond and why walking a roof in January is hard on it. A shingle installed correctly in September is in far better shape by spring than the same shingle rushed on in November.

Wind rating deserves attention on exposed lots and on the west and northwest slopes that take our prevailing weather. Impact resistance is worth considering after one hail claim, though nothing makes a roof hail-proof.

Color has a small effect on attic temperature and a large effect on how the house looks for the next couple of decades. We would not choose a shingle you dislike for a marginal thermal difference.

One thing not worth much: a premium shingle over a poorly vented attic and reused flashing. The failure will happen at the details, and the upgrade will not have bought you anything.

Common Questions

How do I know if I have an ice dam problem or just icicles?
Icicles on a gutter are common and not always a problem. An ice dam is a solid ridge of ice on the roof at the eaves, with water pooled behind it. If it forms in the same place every winter, the attic below needs attention.
Can I just put new shingles over the old ones?
Sometimes permitted, but we do not recommend it. Layering hides the deck's condition, adds weight, and puts new shingles on an uneven surface, shortening their life. Tearing off costs more up front and is the only way to find rot before it is sealed under a new roof.
My roof is twenty years old but looks fine. Should I replace it?
Not necessarily. Age is a rough guide, and slope, exposure and attic ventilation all change how a roof ages. If the field still holds granules, the edges are flat and there are no leaks, you may have several seasons left. We will look and tell you what we see.
Will adding roof vents stop my ice dams?
Sometimes, but venting alone often is not enough. If warm household air leaks into the attic through light fixtures, the attic hatch or fan housings, more exhaust vents can pull more warm air up. Air sealing first, then balanced intake and exhaust.
What time of year is best for a new roof in Minnesota?
Late spring through early fall is easiest, because sealant strips bond in warm weather. Roofs do get installed in colder months when a leak cannot wait. We schedule around the forecast rather than committing to a date we cannot control.
