Selling directly, listing with an agent, or selling on your own — here is how the three usually differ.
| What to expect | Selling to Due North Equity | Listing with an agent | Selling by owner |
|---|---|---|---|
| Repairs before selling | None. We buy the house as-is. | Often requested by buyers or flagged at inspection. | Up to you, though buyers may still ask. |
| Cleaning and showings | No showings. One walkthrough is typical. | Repeated showings and open houses are common. | You schedule and host them yourself. |
| Agent commissions | None — there is no listing agreement. | Commission is negotiated in the listing agreement. | You may still owe a buyer-side commission. |
| Financing contingency | None. Our purchase does not depend on mortgage approval. | Most offers depend on the buyer securing a mortgage. | Depends entirely on the buyer you find. |
| Appraisal | Not required for our offer. | Usually required by the buyer’s lender. | Usually required if the buyer is financing. |
| Closing timeline | You choose the date, subject to title work. | Set by the market, then by the lender’s schedule. | Set by how quickly you find a buyer. |
| Preparation required | Share the address and the condition. | Staging, photography and listing prep are typical. | Pricing, photos, listing and marketing are on you. |
| Certainty of closing | High — the main variable is title. | Offers can fall through on financing or inspection. | Varies widely with the buyer. |
| Control over the date | Yours, within what title allows. | Negotiated with the buyer. | Negotiated with the buyer. |
Which one is actually right for you?
A direct sale is not automatically the better deal, and we will say so. If your house is market-ready and you can wait for the right buyer, a traditional listing may well net you more. What a direct sale trades that for is speed, certainty, and not having to do any work to the property first.
The table above describes what is typical, not what is guaranteed. Every listing, every buyer and every property is different — commissions are negotiable, timelines vary, and not every traditional sale runs into financing trouble. Use it as a starting point for a conversation rather than a promise about your specific house.
You are always welcome to have an agent or an attorney review anything we send you. We would rather you make a confident decision than a fast one.
